601 West Hastings
This 25-storey office tower in the heart of Downtown Vancouver has a total floor area of 227,000 sq. ft. including 3,600 sq. ft. of ground-level retail space and a five-level underground parkade.
The ground-level plane of the development features a large aesthetic plaza space with restaurant space and a ramp system for cyclists that connects to the underground parkade.
Due to the development being situated on a narrow 9,300 sq. ft. site, a below-grade connection was made to the adjoining 333 Seymour parkade and a shear wall core located on the side of the building to enable underground parking and avoid the need for a parkade entrance.
The project involved the demolition of the existing rotunda and park on the south side of the existing 333 Seymour office tower, and replacement with a new office tower on this very narrow site.
All work was completed while the existing tower remained occupied and seismic separation of the new and existing structure remained unnoticed by the building occupants.
