A living sculpture of terraces and courtyards, KING Toronto shows how density can feel generous.

The building stacks rectilinear “voxels” (3D pixels) that step back to form sunlit terraces and winter-garden spaces around a large interior courtyard. RJC is providing structural engineering services to realize this complex massing while integrating heritage façades and meeting the needs of retail, office, and residential uses across roughly 800,000 square feet and 17 storeys.

A central goal is responsible density: adding homes and workplaces while protecting daylight, views, and neighbourhood character.

The stepped form reduces overshadowing, opens mid-block passages that invite the public through the site, and supports extensive planted terraces that contribute to biodiversity and manage stormwater.

Our structure accommodates long retail spans, major transfers, and stepped cantilevered massing, and is detailed to carry soil and green roof loads with robust drainage and durability. We coordinated varied grids and construction sequencing to minimize disruption to heritage elements and surrounding streets.

It’s density done thoughtfully, creating more space for people, light, and urban life.
